Your Path to Buying a Home on Long Island & Queens
Renting and ready to stop. Buying for the first time. Eyeing a co-op, a bigger house, a two-family or a 55+ community. Every buyer starts somewhere different, and every starting point comes with its own questions.

- ◆A partner on every file. More than one person always knows where your search stands.
- ◆Real numbers, sourced and dated. Monthly cost, cash to close, taxes and fees, no guesswork.
Why We Work This Way
Buyer Advice Usually Comes in One Size.
Most home buying guides are written for one person: a first-time buyer with a big down payment, a spotless credit report and a single-family house in mind.
The difficulty is that real buyers rarely look like that. One is renting and wants to know what the rent check could buy instead. One found a co-op and just got handed a board package. One owns a house, needs a bigger one, and can't figure out which sale comes first. One wants a two-family that helps pay the mortgage. One is ready for less house and less upkeep.
Nobody needs more listings. They need the next right step.
So the first conversation is about information, not showings. What the monthly number looks like, what it takes to close, and what rules apply to the kind of home you want. Sometimes the honest answer is to wait, save a little longer, or talk to a lender first. We'll tell you.
And we work alongside the people you'll need anyway: your lender, your attorney, your accountant.

Six Paths, One Approach
Which One Is Yours?
Some buyers know exactly which path they're on. Others are on two at once. Start with whichever fits closest.
Renters Ready to Buy
The rent check keeps going up and nothing comes back.
Start with what you already pay. Rent Check turns your monthly rent into a purchase price and lays five years of renting next to five years of owning.
See what your rent buys →Co-ops & Condos
You found the unit. Now the board wants your tax returns.
Co-ops and condos run on their own rules: board packages, post-closing liquidity, maintenance versus common charges, flip taxes. Learn them before you fall for a unit.
See how co-op and condo buying works →First-Time Buyers
Everyone has advice, and none of it is about New York.
Here, attorneys draft the contract and an accepted offer isn't binding until both sides sign. We walk through each step in order, with what each one costs.
See the first-time buyer roadmap →Move-Up Buyers
You've outgrown the house, but you can't just walk away from it.
Buy first or sell first, two closings, a low rate you'd be giving up. We run the math on each option before you pick one.
See how to time the move →First Investment Property
You want your next property to pay you back.
A two-family you live in, an accessory apartment, a first rental. The numbers matter, and so do the local rules: rental permits, legal units, and which tenant laws follow the property.
See the first investment checklist →55+ & Active Adult
Less house to keep up, more time for everything else.
Active adult communities come as condos, co-ops and HOAs, each with its own rules, fees and approvals. Learn how they work before you tour.

Pillar 01
Information Before Showings
Know the monthly number, the cash to close and the rules before you tour. Sometimes the advice is to wait and save.
Pillar 02
A Partner on Every File
More than one person always knows your file, so a question never sits waiting on one agent.
Pillar 03
We Stay in Our Lane
We are a licensed brokerage, not a lender or a law firm. We work alongside your lender and attorney, not instead of them.
Not sure which path?
Start With Your Rent
Type in what you pay each month. Rent Check works backward to a purchase price and lays five years of renting next to five years of owning, house, condo and co-op side by side.

Questions About Buying With Us
What is Paths to Ownership?
It's our buyer guide for Long Island and Queens, split into six paths because a renter, a co-op buyer and a move-up buyer have completely different questions. Each path has its own page, its own Q&A and its own next step.
What if I fit more than one path?
Plenty of people do, like a first-time buyer looking at co-ops, or a renter eyeing a two-family. Start with whichever question is on your mind most. Every path links to the others.
Does it cost anything to talk to you?
No. The first conversation is free. Before you sign anything, we walk you through the written buyer agreement New York now requires and how buyer agent compensation works.
Are you a lender?
No. Integrity Core Realty is a licensed real estate brokerage. We explain how the numbers work and can introduce you to lenders, but only a lender can pre-approve you for a loan.
Do you work with my lender and attorney?
Yes. In New York your attorney handles the contract and your lender handles the loan. We coordinate with both so nothing falls between the cracks.
What areas do you serve?
Nassau County, Suffolk County, Queens and the wider NYC metro, from our office in Jericho.
